From the idea to the execution plan.
What is planning?
Planning covers everything from your first idea to the documents needed for permits and construction. Good planning defines the layout, dimensions and materials, coordinates specialist disciplines (statics, energy, fire protection) and produces the plans and reports required by the authorities. Without proper planning, projects often run into delays, extra costs or permit issues.
Our planning and architecture division supports your building project from the initial idea through to implementation if you wish. We offer individual project consulting and scheduling, design planning and realisation of your ideas, preparation of permit and execution plans, and coordination with specialist planners and site supervision.
What we do
- Project consulting and scheduling: We discuss your wishes, budget and timeline, clarify what is feasible on your plot (e.g. building lines, height limits) and outline a realistic schedule from planning through to completion.
- Design planning: We develop floor plans, elevations and sections that match your ideas and the local regulations. We can show you variants (e.g. different room layouts, roof shapes) so you can decide before we finalise the design.
- Permit and execution plans: We prepare the plans and documents required for the building permit application (e.g. site plan, floor plans, sections, facades, list of materials). After approval we can produce detailed execution plans for the trades.
- Coordination with specialists: We coordinate structural engineers (statics), energy consultants, fire protection experts and surveyors as needed. We ensure that their reports and plans are consistent and submitted on time.
- Statics, soil reports and surveying: We arrange for soil investigations and structural calculations, and for surveying of the plot and setting out. We integrate the results into the planning so that the building is safe and buildable.
- Thermal insulation and energy advice: We advise on insulation standards, heating systems and renewable energy (e.g. heat pump, solar). We prepare or coordinate the energy certificate and ensure that the design meets current energy requirements.
- Fire protection and building reports: We take care of fire protection concepts and any required expert reports (e.g. for multi-family or commercial buildings) and include them in the permit application.
We will agree the exact scope with you (e.g. design only, or design plus permit and execution plans) and keep you informed at each stage.
What to bring / What we need from you
- Twoje pomysły lub brief: Rough wishes (number of rooms, use, style), any sketches or photos you like, and your budget and timeline if known.
- Plot documents: Land register excerpt if you own the plot, extract from the development plan (Bebauungsplan) if available, and any existing boundary or survey documents.
- Existing plans or sketches: If you have old plans, previous applications or sketches, they help us understand the situation and avoid duplicate work.
- Dostęp i media: Information on how the site is accessed and where utilities (water, sewer, electricity) are or will be connected. We can obtain utility plans if needed.
For the actual permit application we will agree the exact list of documents with you (e.g. ownership proof, signed forms). We will tell you what you need to provide and what we prepare.

Duration: Planning and permit procedures typically take several weeks to several months depending on project size and authority. We will give you a rough timeline at the start and update you if anything changes.
Building permit: Most new builds and major alterations require a building permit. We will advise you what is needed for your project and what can be done without a permit (e.g. small outbuildings in some areas).
Costs: Planning fees depend on the scope (design only, permit application, execution plans, site supervision). We will quote you before starting so you know what to expect.
